From there, we’ll craft a detailed, tailored renovation plan, complete with an itemized scope of work and a comprehensive outline of all materials to be used, ensuring everything aligns with your vision before moving forward.

RENOVATION PHASE
We will promptly order all approved materials and coordinate with our network of skilled contractors to ensure everything is in place. Our team will meticulously oversee every phase of the renovation, from material and timeline management to contractor coordination and property supervision. We handle every detail, ensuring a smooth, efficient process that delivers your project on schedule and within budget.

LISTING PHASE
We arrange for high-quality, professional listing photos for your approval and continue to provide comprehensive property management throughout the sales process. From listing to closing, we oversee the home’s condition, coordinating any necessary repairs and conducting weekly on-site visits to ensure everything is in top shape until the sale is finalized.

A: Absolutely. We provide regular progress updates, including photos, timelines, and alerts for any potential change orders. We strive for proactive communication to keep you fully informed.
COSTS & FEES
Q: How much does your service cost?
A: Our fee is a flat-rate Management Fee based on the total size and scope of your renovation. There are no hidden costs or markups. You’ll see the full breakdown before signing anything.
Q: Do you mark up contractor or material costs?
A: No. We pass all contractor and material costs through to you at cost. Our only compensation is the clearly stated Management Fee.
Q: When is payment due?
A: Typically, the Management Fee is split into two installments: 50% at project start, and 50% upon completion. Any other expenses are invoiced as they occur with full transparency.
AFTER THE RENOVATION
Q: Do you help with selling or renting the property afterward?
A: While our core focus is renovation management, we work closely with real estate professionals and can refer trusted agents to assist with listing, marketing, or leasing your property.
Q: Do you offer warranty or post-project support?
A: We ensure the project is completed to your satisfaction before closing it out. If any issues arise due to contractor work, we will help coordinate corrections during the closeout period.
